The Four Places a Chimney Actually Leaks

A leaking chimney damages more than the chimney itself. Once water gets in, it rots framing, stains ceilings, ruins insulation, and — outside — accelerates freeze-thaw decay of the brick and mortar. The first job is finding the true entry point. There are almost always one of four:

1. Failed flashing at the roofline. The metal that seals the joint between the chimney and the roof shingles. Aluminum lifts, sealants dry out, and step flashing separates.
2. A cracked chimney crown. The concrete slab on top of the chimney. Hairline cracks let rain drip straight down into the masonry.
3. A missing or damaged chimney cap. Without a cap, rain falls directly into the flue. Old caps rust through or blow off in storms.
4. Porous or spalling brick. Old or damaged brick faces absorb rainwater like a sponge. Water then wicks inward.

What We Repair

• Step flashing and counter flashing — replacing failed aluminum with new aluminum, copper, or lead depending on your roof and budget
• Cricket (saddle) installation on chimneys wider than 30 inches to divert water around the upslope side

• Cap installation — stainless steel or copper caps sized to your flue
• Silane-Siloxane waterproofing — a breathable water repellent applied to the entire masonry face

Why “Breathable” Matters

Not all waterproofing is created equal. The wrong sealer — a non-breathable acrylic or silicone — traps moisture inside the brick. When Connecticut winters hit, that trapped moisture freezes and blows the brick face off. We use Silane-Siloxane repellents that block water absorption but let vapor escape. Beading water on the outside, dry brick on the inside.
