A leaking chimney rots framing, stains ceilings, and accelerates masonry decay. We diagnose the true entry point — flashing, crown, cap, or porous brick — then fix it and protect the masonry with breathable Silane-Siloxane water repellent that stops absorption without trapping moisture.

## The Four Places a Chimney Actually Leaks

A leaking chimney damages more than the chimney itself. Once water gets in, it rots framing, stains ceilings, ruins insulation, and — outside — accelerates freeze-thaw decay of the brick and mortar. The first job is finding the true entry point. There are almost always one of four:

1. **Failed flashing at the roofline.** The metal that seals the joint between the chimney and the roof shingles. Aluminum lifts, sealants dry out, and step flashing separates.
2. **A cracked chimney crown.** The concrete slab on top of the chimney. Hairline cracks let rain drip straight down into the masonry.
3. **A missing or damaged chimney cap.** Without a cap, rain falls directly into the flue. Old caps rust through or blow off in storms.
4. **Porous or spalling brick.** Old or damaged brick faces absorb rainwater like a sponge. Water then wicks inward.

## Diagnostic First, Repair Second

We never guess. Every leak call starts with a diagnostic that inspects all four points, checks the attic above the chimney for water tracks, and — when the leak is intermittent — runs a controlled water test with a garden hose to confirm the source before we recommend work.

## What We Repair

- **Step flashing and counter flashing** — replacing failed aluminum with new aluminum, copper, or lead depending on your roof and budget
- **Cricket (saddle) installation** on chimneys wider than 30 inches to divert water around the upslope side
- **Crown repair** — sealing minor cracks with elastomeric crown sealer or replacing failed crowns entirely (see our

    crown repair guide

    [/guide/chimney-crown-repair-and-replacement/ →](/guide/chimney-crown-repair-and-replacement/)

    )
- **Cap installation** — stainless steel or copper caps sized to your flue
- **Silane-Siloxane waterproofing** — a breathable water repellent applied to the entire masonry face

## Why “Breathable” Matters

Not all waterproofing is created equal. The wrong sealer — a non-breathable acrylic or silicone — traps moisture inside the brick. When Connecticut winters hit, that trapped moisture freezes and blows the brick face off. We use **Silane-Siloxane** repellents that block water absorption but let vapor escape. Beading water on the outside, dry brick on the inside.

## What Happens If You Wait

- Water stains bloom on the ceiling by the chimney chase
- Interior brick and firebox start showing white **efflorescence**
- The mortar between bricks softens and washes out
- Brick faces begin **spalling** as freeze-thaw damage accelerates
- Eventually the chimney needs a full

    rebuild

    [/chimney-masonry-repair/ →](/chimney-masonry-repair/)

     instead of a leak repair

A $500 flashing repair now can prevent a $15,000 rebuild in five years. That’s the honest math.

## What’s Included

- Leak-source diagnostic assessment
- Step & counter flashing repair
- Crown & cap sealing
- Breathable Silane-Siloxane waterproofing
- Cricket saddle installation on wide chimneys
- Copper and lead flashing options
- 10+ year written warranty on waterproofing

## What Our Customers Say

5 average from 1,000+ reviews

> “Found a leak during the heavy rains last week. They were out the next morning, traced it to the flashing, and fixed it same day. Clean, professional, and fair pricing.”

> “Our 1920s chimney needed a full rebuild. The crew rebuilt it beautifully and then washed the roof and raked the lawn afterward. You'd never know they were here, except the chimney looks brand new.”

> “Booked a sweep and inspection by text. The tech laid down drop cloths, used a HEPA vacuum, and showed me the video scan of the flue. Genuinely the most thorough chimney company I've used.”

## Questions About Leaks & Waterproofing

### Why is my chimney leaking only when it rains hard?

+

Hard rain drives water past weak flashing seams, into cracked crowns, or down into porous brick faster than mild rain can. That's why leaks that seem fine most of the year suddenly show up during a nor'easter.

### How do you find the source of a chimney leak?

+

We inspect all four common entry points — flashing at the roofline, the crown on top, the cap or missing cap, and the brick faces themselves. Sometimes we run a controlled water test to confirm before repairing.

### Is chimney waterproofing safe for my brick?

+

Yes — as long as it's breathable. We use Silane-Siloxane repellents that stop water absorption but let vapor escape. Non-breathable sealers trap moisture inside the brick and make freeze-thaw damage worse, which is why we never use them.

### How long does chimney waterproofing last?

+

Quality Silane-Siloxane applications typically last 7–10+ years and carry a written warranty. We recommend a light re-application at the 10-year mark for chimneys with a lot of freeze-thaw exposure.
